How much does a Clemleddy home cost?

When designing and building your luxury custom home or remodeling project, Clemleddy Construction works within your budget. The final cost of your project will depend upon your design and product choices. Clemleddy Construction offers a selection of pre-planned & designed homes that have a base price with available options.

How does the process work?

Building a luxury custom home or remodeling with the Clemleddy Team is an easy and clearly defined muti-phase process. We will do our best to foster a relationship based on respect and trust in order to ensure that the process goes smoothly and results in your satisfaction. It all starts with an initial dialogue which results in a mutual understanding of realistic expectations. Once this is achieved, we will enter into a design agreement that defines the path to a construction contract and construction.

Step 1: An initial consultation to determine the scope of your project and budget parameters. At this time we will explain our Design/Build process.

Step 2: At this point we agree to proceed by initiating a Professional Service Agreement. We will review your need list and wish list. Pictures from magazines are helpful.

Step 3: Preliminary plans are reviewed and a preliminary budget is presented.

Step 4: Design plans are finalized, a scope of work is developed and a Construction Contract is presented for your review.

Step 5: This begins the second phase of our Design/Build process. Once the Construction Contract is finalized the permitting is initiated, the construction schedule is finalized, and the selection process begins. Shortly thereafter construction of your new home or remodel begins.

Step 6: After construction is complete you will receive a full orientation of your new home or remodeled home. You will also receive your New Home Warranty and your equipment, appliance and product warranties. Within several weeks of your move-in we will schedule an on-site visit, at your convenience, to conduct a brief exit interview. We will then contact you in 11 months to ensure all is well. If there are any minor repairs needed, due to settling, they will be taken care of at this time.

Will you build on my lot?

Of course. Although, Clemleddy Construction also offers land/home packages in our Sunset Terrace community. We also design and build luxury custom homes and handle remodeling and renovation projects within other Lake Wallenpaupack communities and the surrounding area.

How will you prioritize my project?

Although Clemleddy Construction is busy year-round, you can rest assured that once your project is on our building schedule it will progress on a timely basis. I’m relocating. Now what?

You’ve made an excellent choice. Welcome to the Pocono Mountains of northeastern Pennsylvania. We have provided some helpful resources for relocating residents in our Living Here section. Your new home can be ready and waiting in time for your move. Call Clemleddy Construction to set up an appointment during your next visit, and we will create a program which includes all of the necessary services for someone moving to our area. We can communicate via email, fax or phone. Our website also features a helpful client Project Journal that will allow you to view progress on your project even when you can’t be on site. Do you subcontract?

Clemleddy Construction began in the home building business in 1986, more than 25 years ago, as a subcontractor (framing contractor). We now handle the majority of our carpentry work in-house, with our experienced and dedicated team. We fully understand, better than most, the value of exceptional subcontractors, and we maintain strong relationships with our trade partners.

Do I need a real estate agent to buy a Clemleddy home?

Although we maintain professional relationships with several respected realtors, our experienced sales staff can assist you throughout your home building or remodeling process.

Once I choose a floor plan model do I have any other options?

Certainly! Whether we are providing a design/building process or you have chosen a Clemleddy model, our goal is to build your dreams into your home. Additionally, we offer interior design assistance along the way if you are feeling a little overwhelmed by the choices! No matter what, a Clemleddy Construction sales professional will be there to assist you throughout the entire process.

Do you offer financing options?

Clemleddy Construction is happy to assist you in locating a lender to meet your needs.

Can I make changes during any of the building phases?

Certainly. Although we maintain a strict policy that all changes to the contract or scope of work must be in writing and signed by both the client and Clemleddy Construction.

How did Clemleddy Construction get its name?

Craig Smyth, President and Owner of Clemleddy Construction, chose the company name in honor of an influential man in his life, his great grandfather Clement Leddy. With an unwavering sense of duty, honesty and morality, Clem forged a path wide enough so others with the same exacting standards could follow. It is in Clem’s honor that we proudly serve the Lake Wallenpaupack community of Northeastern Pennsylvania, and offer the finest quality luxury custom homes.
